Our broad based expertise in real estate and
finance transactions and background in tax and
other related areas gives us a significant advantage
in representing our clients.
From the acquisition of raw land to the completion
of the project, we serve the client through
the organizational, tax structuring, building
and regulatory approval processes. We conduct
due diligence, prepare restrictive covenants,
reciprocal easements, ground leases, property
management agreements, construction documents
and other development agreements required for
the project. We review zoning regulations and
ordinances, environmental matters, obtain title
searches, negotiate title insurance commitments,
obtain surveys, negotiate transfer documents
and conduct closings. We obtain and negotiate
financing commitments and close loans of many
types. Our creditors’ rights colleagues
assist us with respect to materialmens’
and mechanics’ lien issues.
For sellers, we prepare and negotiate sale
agreements and closing documentation. We provide
creative tax planning and handle like-kind,
tax-deferred exchange transactions. We have
handled the disposition of various properties,
including warehouses, offices, retail, residential,
apartments, condominiums, and specialty properties
like multiple-state restaurants as well as sales
and leasebacks of commercial properties.
We are local agents for Chicago Title Insurance
Corporation and Commonwealth Land Title Insurance
Corporation.
As counselors to our clients, we see our representation
continuing through the life of a project.
